How to set up a property that rents by the week or by the month instead of per night.
Every property in Rezvia has a modality:
A short-stay property does not show the weekly and monthly price fields. A Long Stay property does not show the nightly rate field. This keeps two different products from being mixed in the same setup.
The modality is set on the property, under Settings. Every existing property stays on short stay, with no price change at all.
The calculation starts on the check-in date and follows this order:
1. Months of 30 nights, if the monthly price is active.
2. Weeks of 7 nights, from what is left.
3. The remaining nights, charged pro rata from the weekly price (weekly divided by 7).
An example with a weekly price of €1,400 and a monthly price of €4,900, for 41 nights:
The weekly price is required in Long Stay, because it sets the value of each leftover night. The monthly price is optional.
Long Stay requires a minimum of 7 nights, or 30 nights when only the monthly price is active. This is the same "Minimum nights" field the property already had, now with a floor.
Guests see the notice on the calendar before picking dates, and shorter quotes are refused.
Inside a week or a month, nothing else is added per night. Nightly, weekend and seasonal rates do not enter the block calculation. Cleaning fee, add-ons, pet fee, discounts and the security deposit remain separate and still apply.
Two important exceptions:
With the monthly price active, 30 nights can cost less than 29. With a weekly price of €1,400 and a monthly price of €4,900, 29 nights come out as 4 weeks plus 1 pro-rata night, while 30 nights come out as one closed month.
This is the expected behaviour when you sell the month for a single price. It is worth checking both numbers before turning the monthly price on.
In properties sold by room, the weekly and monthly prices are set on each room.
When the room is a dormitory sold by the bed, the price is per bed. A booking of two beds for one month pays for two months. The breakdown shows the multiplication, as in "1 month × 2 people".
In private rooms and whole properties the price belongs to the unit and is not multiplied by guest.
You can change a property's modality at any time, with two caveats:
When you switch back to short stay, the weekly and monthly prices are kept and stop applying. Mark the property as Long Stay again and they work as before.
