Set how far ahead your property accepts new bookings: renovation, sale, a contract ending, or a season that is not open yet.
Sometimes you do not want any more bookings after a certain day. The house is going into renovation, the contract with the owner ends in December, the property is for sale, or next season does not have its rates defined yet and you do not want to sell blind.
The Accept bookings until field handles that: from the day you choose, the property stops accepting new bookings. Nothing else changes.
1. Go to Settings and pick the property.
2. Look for the Accept bookings until field.
3. Choose the date and save.
To accept bookings with no limit again, clear the date and save. An empty field means "no limit", which is how every property starts.
This is the one part that usually causes confusion, so here is an example.
You set November 11th. That means: the latest check-out I accept is November 11th.
So with the limit on November 11th, the last night you sell is the 10th. If what you want is "the last night is the 11th", set November 12th.
On a per-day rental property (day rates without an overnight stay) it works differently: there the limit day is a normal day of use. With the limit on the 11th, the 11th is still sold.
On your public page calendar, every day after the limit appears struck through, like days that are already booked. Clicking them selects nothing, and a notice appears below the calendar.
The limit day stays clickable, but only as a check-out. If the guest tries to use it as a check-in, the system says so and does not allow it.
Search behaves the same way: if the requested period checks out after the limit, the property does not appear in the list of available ones. That way the guest does not waste time filling in a form only to be refused at the end.
I changed my mind. How do I undo it?
Clear the date and save. Everything goes back to how it was, immediately.
I have ten properties. Does the limit apply to all of them?
No. It is per property. Each one has its own, and the ones you do not touch stay with no limit.
Can I use this to block a period in the middle of the year?
No. This field closes the calendar from a date onwards. To close a range, such as a maintenance week in March, use blocking dates on the calendar.
What if I set a date in the past?
The property stops accepting any new booking. It works like "closed", but if your intention is to pause sales, unpublishing the property is clearer.
Does the guest understand why they were refused?
Yes. The message says how far ahead the property accepts bookings and which is the last available night, instead of just saying "unavailable".
| You want | Do this |
| --- | --- |
| Stop selling after a date | Set the date in Accept bookings until |
| Sell with no limit again | Clear the date |
| Close one week mid-year | Use blocking dates, not this field |
| Close on Airbnb too | Close it at the source platform |
How to block dates on the calendar
Block dates for maintenance, personal use or any other reason.
Airbnb calendar: "Reservations only" or "Reservations and blocks"
