How to interpret the owner statement

Learn to read each field of the statement and understand where the payout values come from.

What is the owner statement?

The statement is a monthly report that summarises every booking in the period, applies channel and management deductions, and arrives at the net amount to be paid to the owner. It is generated and approved by the operation, and stays available for consultation in the owner portal.

Structure of the statement

The statement has three main parts.

1. Header

Identifying information:

  • Property — the property name
  • Period — the reference month and year
  • Status — Draft, Approved or Paid
  • 2. Booking table

    Each row is one booking in the period, with these columns:

  • Guest — a placeholder name or initials (for privacy)
  • Check-in / Check-out — the stay dates
  • Channel — where the booking came from (Airbnb, Booking.com, Direct)
  • Gross revenue — the total the guest paid
  • Channel fee — the intermediary platform's deduction
  • Withheld cleaning fee ("Taxa de limpeza retida") — the cleaning fee charged to the guest that stays with the operation, if any; it is not the operational cleaning cost paid to the cleaner, which does not enter the statement
  • Operational revenue — gross minus the channel fee
  • 3. Payout summary

    Consolidates everything into a single figure:

  • Total gross — the sum of all gross revenue in the period
  • (-) Channel fees — the total deducted by the channels
  • (-) Payout retentions ("Retenções do repasse") — the withheld cleaning fee and the management commission (the percentage charged by the manager)
  • (-) Manual adjustments — discounts, advances or additions entered manually
  • = Owner net — the final payout amount
  • Worked example

    A May statement with two bookings:

  • Booking 01 (Airbnb): gross R$ 1,200.00 / channel fee 4% = R$ 48.00 / operational R$ 1,152.00
  • Booking 02 (Direct): gross R$ 800.00 / channel fee 0% / operational R$ 800.00
  • Total operational: R$ 1,952.00
  • (-) Management commission 15%: R$ 292.80
  • (-) Advance: R$ 200.00
  • = Owner net: R$ 1,459.20
  • Important tips

  • An approved statement cannot be changed — review it carefully before approving.
  • Adjustments such as advances must be entered manually before approval.
  • The owner only sees approved statements, never drafts.
  • Common mistakes

  • Confusing gross revenue with the owner net — they are very different figures.
  • Approving the statement before reviewing the manual adjustments.
  • Not checking that every booking in the month is included before approving.
