A different nightly price, a closed package, a minimum stay and guest rules of their own for a holiday.
In the property calendar — the Smart pricing window —, on the Specials and packages tab. Click New rule.
The first question on the form is what you want to create.
Special nightly price. The nightly rate changes during the period and the guest picks dates freely.
Closed package. A single total for the whole period, and the guest has to book all of it.
When in doubt, use special nightly price. It is the common case and it does not block dates.
The form shows the right label for the chosen type and counts how many nights the period covers. Check that number before saving.
Example. Carnival from 5 to 9 February as a special price covers 5 nights. Typing 8 February thinking of "check-out" leaves the night of the 9th out, back at the normal rate.
Nights outside the period are charged at the normal rate. The period blocks nothing.
Example. Base rate 500, Carnival 5 to 9 February at 1,000 per night. A guest books 4 to 10 February (6 nights): 500 for the 4th, 1,000 for each of the 5th to the 9th — total 5,500.
Fill in Minimum nights to require a longer stay during the period.
By default the minimum applies to whoever checks in inside the period. Someone arriving the day before and using the first night of the holiday escapes it.
Tick "The minimum applies to any stay that uses a night of this period" to close that.
Example. Carnival 5 to 9 February, minimum 4 nights, box ticked. A guest tries 4 to 6 February — two nights, one inside the holiday. The link refuses. Without the box, that booking would go through.
In the Guests in this period block you can set capacity, included guests and extra guest surcharge for that holiday only. Left blank, the property's own values apply.
These numbers replace the property's — they do not add up. A period can even reduce capacity.
Watch out for long stays. The numbers apply to the whole stay of anyone using at least one night of the period. A booking with one holiday night plus ten more afterwards uses the holiday's capacity and allowance across all eleven nights.
A house with a 500 rate, capacity 15 and 15 included. A Carnival rule as a special price, 5 to 9 February, 1,000 per night, minimum 4 with the box ticked, and in the guests block: capacity 30, included 20, surcharge 12.50.
A group of 23 adults books 4 to 10 February. That is 3 people above the 20 included, or 37.50 per night:
The same group with 31 people is refused: above the holiday capacity of 30. And 4 to 6 February is refused too, because of the 4-night minimum.
Outside the holiday the house goes back to a maximum of 15 people.
Each rule in the list has a pencil to edit, with every field filled in, and a bin to delete. Before saving, the form shows a preview — for example, "5 nights × 1,000 = 5,000".
These rules apply to the public link and to bookings made in the system. Bookings arriving from Airbnb, Booking and other channels over iCal do not follow them: iCal carries busy dates, not commercial policy. If you sell the same property on those channels, set the equivalent rules there.
