How to register owner payouts

Learn how to record and control payments made to property owners in Rezvia.

What is an owner payout?

A payout is the payment the manager makes to the property owner, matching the net amount calculated in that month's statement. Recording the payout correctly in Rezvia ensures the owner sees an up-to-date status in the portal and that the financial history stays correct.

When to record the payout

Record it after you have:

1. Generated and approved the month's statement.

2. Made the transfer or Pix to the owner.

3. Confirmed the money was received (if needed).

Step by step: mark the statement as paid

1. Go to Finance → Statements.

2. Find the owner's approved statement.

3. Click Mark as paid.

4. Confirm the payment in the confirmation dialog.

The statement status changes to Paid and the owner sees that update in the portal.

Step by step: record a partial payout

When the payout is made in parts (an advance plus the balance):

1. Record the advance as a manual adjustment on the statement before approving it.

  • Type: Advance
  • Amount: whatever was paid up front
  • 2. The system deducts the advance from the final net automatically.

    3. After paying the remaining balance, mark the statement as Paid.

    Worked example

    An owner with a R$ 2,000.00 payout:

  • Day 15: an advance of R$ 800.00 (recorded as an adjustment on the statement)
  • Day 5 of the following month: the R$ 1,200.00 balance transferred
  • Action: mark the statement as paid after the second transfer
  • Important tips

  • Record advances before approving the statement — adjustments cannot be added afterwards.
  • Keep the transfer receipts for future reference.
  • Do not confuse the owner payout with the operation's own financial entries — they are parallel systems.
  • Common mistakes

  • Marking it as paid before making the transfer — the owner sees "Paid" while the money has not arrived.
  • Not recording advances as adjustments — the net amount on the statement comes out wrong.
